surveyorThe Art of Surveying - While one might assume that the evaluation of property boundaries might be devoid of art, only the contrary can be true. Many properties have considerable problems with regards to improper legal descriptions, miscalculations in past surveys, titles, easements, and wildlife crossings. Also many properties are created from multiple divisions of a larger piece over the course of years, and with every additional division the risk of miscalculation increases.

The result can be abutting properties not coinciding with adjacent parcels, resulting in hiatuses (gaps) and overlaps.

The art comes in when a surveyor must essentially build a puzzle with pieces that do not exactly fit together. In these cases the solution is based upon the research, experience and interpretation of the surveyor, following established procedures for resolving discrepancies.

mapsA.L.T.A. Survey or Extended Title Insurance Coverage Survey - A survey made for the purpose of supplying a title company and lender with survey and location data necessary for issuing American Land Title Association or Extended Coverage Title Insurance.

Boundary Survey - A survey for the express purpose of locating the corners and boundary lines of a given parcel of land. This involves deed research, not only of the property in question but also of all adjoining parcels, field research, measurements, and computations to establish boundary lines in conformance with Washington State Law. Easement lines may also be located with this type of survey.

Cmeasuring deviceonstruction Survey - Construction staking of improvements shown on improvement plans for control of construction on developments for roads, buildings, pipelines, etc.

Control Survey - Precise location of horizontal and vertical positions of points for use in boundary determination, mapping from aerial photographs, construction staking, and other surveys.

Site Planning Survey - A combination of boundary and topographic surveys for preparation of a site plan to be used for designing improvements or developments.

Short Plat or Subdivision Survey - The subdivision of a tract of land into smaller parcels, showing monumentation and survey data on a map in conformance with local ordinances and Washington State Law.

Topographic Survey - A survey locating topographic features, natural and man made such as; buildings, improvements, fences, elevations, trees, streams, contours of the land, etc. This type of survey may be required by a governmental agency or may be used used by engineers and/or architects for design of improvements or developments on a site.

Corner Recovery - Recovery and verification of existing corners or an entire re-survey.

Spot Surveys - Foundation locations and construction exhibit for county building department.

Blueprint Reproduction - We can produce blueprints from your original plans - large or small orders.
